Ultimate Builders is seeking a motivated Site Manager to join our team. This role replaces an existing position and plays an important hands-on role in delivering high-quality residential builds across the Waikato.

The Role
This is a practical, site-based role overseeing residential builds from consent through to handover, including post-handover items. You’ll ensure projects are safe, on programme, and completed to a high standard while coordinating trades and maintaining strong communication with all stakeholders.

This opportunity is ideal for an experienced foreman or site supervisor looking to step into a formal management role, or for a current site manager looking for a change or growth opportunities. This role will cover builds from Ngāruawāhia to Putaruru, so the ideal candidate would be centrally located between these areas. 

Key Responsibilities

Programme & Subcontractor Coordination
• Plan and manage build schedules across multiple residential sites
• Coordinate subcontractors and suppliers to keep projects on track
• Identify and resolve delays, resourcing issues, and sequencing conflicts
• Run regular site meetings and communicate expectations clearly

Quality Control
• Ensure all work meets company standards, building code requirements, and consents
• Carry out site inspections and quality checks throughout construction
• Identify and rectify defects early
• Manage post-handover items and client walk-throughs
• Maintain accurate site documentation and reporting

Health & Safety
• Lead on-site health & safety in line with company policy and NZ legislation
• Implement and monitor Site-Specific Safety Plans
• Conduct inductions, toolbox talks, and safety audits
• Promote a proactive safety culture

About You
• Proven experience as a Site Foreman, Site Manager, Site Supervisor, or Senior Tradesperson in residential construction
• Strong understanding of NZ building practices and sequencing
• Confident coordinating subcontractors across multiple sites
• Comfortable using project management software (Buildertrend or similar)
• Organised, communicative, and solutions-focused
• Able to work independently
• Full NZ driver’s licence
