We're looking for an experienced Project Manager to lead refurbishment and capital projects across our care homes and villages. Reporting to the General Manager Property, you'll partner with operational leaders, contractors, and consultants to deliver projects that enhance resident experience, support operational excellence, and ensure our facilities remain safe, compliant, and fit for the future.
What you'll do
• Lead refurbishment and capital projects from planning through to completion.
• Scope, budget, schedule, and deliver projects including resident room upgrades, common area renewals, clinical improvements, and compliance-driven works.
• Conduct site assessments and support asset planning and project prioritisation.
• Manage consultants, contractors, procurement processes, and project delivery.
• Partner with operational teams to ensure projects align with business needs and resident wellbeing.
• Monitor budgets, timelines, quality, risks, and contractor performance.
• Ensure compliance with aged care standards, New Zealand Building Code requirements, fire safety, accessibility, and infection prevention guidelines.
• Manage project handovers, documentation, certifications, and defect resolution.
• Promote a collaborative, solutions-focused approach that supports Heritage Lifecare's values and long-term asset strategy.
He pūkenga tou | What you'll bring
• 5+ years' experience in project management, facilities management, construction, refurbishment, or capital works delivery.
• Experience delivering projects in live operational environments.
• Strong understanding of commercial building compliance and project governance.
• Proven ability to manage contractors, consultants, budgets, and multiple stakeholders.
• Excellent communication, organisation, and problem-solving skills.
• Relevant tertiary qualification in Project Management, Construction, Property, Engineering, Facilities Management, or a related discipline.
Desirable
• Experience in aged care, retirement living, healthcare, or a similar environment.
• Knowledge of dementia-friendly design principles.
• Experience with asset management systems.
