About the role
Reporting to the Assets & Facilities Manager, you will oversee maintenance, repairs and compliance across a portfolio of residential and transitional housing properties in Auckland. Combining hands-on maintenance with contractor coordination, you will ensure each property meets required standards, legal landlord obligations and the terms of its tenancy agreement or lease.

What you will be doing
- Coordinate planned and preventive maintenance across all sites, triaging and prioritising requests.
- Visit sites to assess and scope the required work, take measurements, quantify needs, obtain quotes and apply the correct work codes.
- Oversee contractors on site, verify completed work meets specifications and standards, and approve it.
- Keep tenancy managers, owners and internal stakeholders regularly informed of job progress.
- Monitor maintenance costs against each property's budget and flag potential overruns early.
What we are looking for
- A trade qualification or practical knowledge of building, construction or a related trade, plus at least two years’ experience in property or facilities maintenance, property management, or residential tenancy support.
- Capacity to demonstrate through actions commitment to Te Tiriti o Waitangi and the Mission’s values of Manaakitanga, Atawhai, Rangapū and Mana Tika, Mana Ōrite.
- Knowledge of landlords’ obligations under the Residential Tenancies Act and Healthy Homes Standards.
- Proficiency in Microsoft 365 applications—including Excel, Outlook, Word and Teams—and job management systems or apps.
- A current full New Zealand driver licence.
