We are seeking an experienced, people-first, business-led Care Home & Village Manager to lead our teams and drive service excellence at Waiapu House Lifecare & Village.

Waiapu House is home to an 80-bed Care Home and a thriving 31-unit Retirement Village in the heart of Havelock North.

Passionate about creating vibrant communities where older people can enjoy independence, connection, and a high quality of life? In this role, you will lead the day-to-day operations of both the Care Home and Village, with a strong focus on enhancing the village experience, fostering resident engagement, supporting occupancy growth, and ensuring residents feel proud to call Waiapu House home.

Working alongside an experienced Clinical Manager, you will create a welcoming, supportive environment where residents and their whānau feel valued, while leading a culture of service excellence, continuous improvement, and community connection.

Key responsibilities include:

  • Leading the day-to-day operations of the Care Home and Village, ensuring exceptional resident experiences and sustainable business performance 
  • Driving village occupancy through effective relationship management, community engagement, and supporting the sales journey for prospective residents 
  • Building and maintaining strong referral networks within the local community to promote the Village and Care Home and identify growth opportunities 
  • Supporting teams to provide compassionate, person-centred care that enhances residents' wellbeing, independence, and quality of life 
  • Fostering a vibrant and connected village community where residents feel engaged, valued, and proud to call Waiapu House home 
  • Managing staffing, financial performance, budgets, quality systems, and operational planning to achieve business objectives 
  • Ensuring compliance with Ngā Paerewa standards and best-practice aged care delivery 
  • Coaching and developing multidisciplinary teams to deliver service excellence and continuous improvement 
  • Strengthening relationships with residents, families, whānau, and community stakeholders while representing Heritage Lifecare's values and brand 

We’d love to hear from you if you have:

  • Proven senior operational leadership experience, ideally within aged care, retirement villages, healthcare, or related service environments 
  • Strong commercial acumen, including experience managing budgets, driving occupancy, business growth, and full P&L responsibility 
  • Demonstrated success building community relationships, referral networks, and supporting sales and resident acquisition initiatives 
  • Excellent people leadership skills with a collaborative, compassionate, and solutions-focused approach 
  • Experience leading high-performing teams through change while maintaining strong resident and customer outcomes 
  • A sound understanding of aged care operations and the needs of older people, including those requiring higher levels of support 
  • Understanding of Ngā Paerewa Health and Disability Services Standards and a commitment to Te Tiriti o Waitangi in practice 
  • Energy, resilience, and a passion for creating thriving communities where residents can enjoy independence, connection, and quality of life
