Harlow is shaping a new standard in retirement living in New Zealand. With our established Rangiora village and a new West Melton village now in development, we are expanding our leadership team to support our next phase of growth. We are seeking an experienced and driven Business Development Manager to lead sales performance, strengthen operational coordination, and help bring the Harlow brand to life across Canterbury.
About the Role
This is a pivotal position responsible for driving the commercial success of Harlow’s current and future villages. You will lead and coach our sales team to achieve strong occupancy and sales outcomes, while also supporting operational readiness and coordination for both Rangiora village and the proposed West Melton development.
You will work closely with senior leadership, village managers, marketing, and development teams to ensure a seamless customer experience and a consistent brand presence across all touchpoints.
Key Responsibilities
· Lead, motivate, and develop sales consultants to achieve and exceed sales and occupancy targets.
· Manage the full sales pipeline, ensuring timely follow‑up, accurate forecasting, and strong conversion performance.
· Support operational coordination across both villages, including resident onboarding processes, events, and community engagement initiatives.
· Partner with marketing to execute campaigns, open days, and brand‑building activities.
· Contribute to the planning and launch strategy for the new West Melton village, including market insights, pricing input, and sales readiness.
· Build strong relationships with prospective residents, families, and community partners.
· Monitor competitor activity and market trends to inform strategy and maintain Harlow’s competitive edge.
About You
You will thrive in a role that blends commercial leadership with hands‑on operational involvement. You bring a strong track record in sales management—ideally in retirement living, property, or a related customer‑centric sector—and you’re energised by building teams, shaping processes, and delivering results.
You will also bring:
· Proven experience leading sales teams to high performance.
· Strong commercial acumen and confidence with forecasting and pipeline management.
· Excellent communication and relationship‑building skills.
· A proactive, solutions‑focused approach and the ability to work across multiple sites.
· Extensive experience with CRM systems with Hubspot being advantageous.
· Experience in property, retirement living, or lifestyle communities (advantageous but not essential).
