Mō te tūranga - About the role

This role is primarily to focus on ensuring all our owned and leased buildings are compliant with the Buildings Act 2004. Therefore, it will focus on managing the Building Warrant of Fitness (BWOF) processes and ensuring all certification and compliance is completed in a timely manner and within agreed budgets.

The role is part time, 3 days per week. This role will also support the Asset Manager with managing Health and Safety within the context of the building environment and the effective orientation of contractors on site. Responsibility will exist for ensuring that our contractors have up to date and compliant HS&E policies and procedures in place and have completed our H&S agreements and Contractor H&S Questionnaires.

In addition, they will undertake regular auditing of our compliance with the Rest Home’s Fire Plans, and communicating and educating the team members on site as to their duties under the Health Safety and Environment Act. 

  • The role will work autonomously with a clear remit to cover:
  • Receiving defect reports from the Independent Qualified Persons (IQP) provider, review and validate such defects
  • Review and confirm pricing where quotes for the remedial work have been provided 
  • Scope required remedial work and allocate work packets to the appropriate work subcontractors 
  • Identify opportunities to improve the BWOF recertification process to streamline workflow and reduce costs. 

Travel will be required as we have a total of 14 aged care homes and 7 office locations in Wellington, Wairarapa, Horowhenua, Manawatu, Whanganui and New Plymouth.

Mō koe - About You

To succeed in this role you will need to have significant facility management experience and sound knowledge of the Building Act 2004 and the BWOF process. 

You will have successfully managed multiple sub-trades across multiple sites simultaneously and be comfortable with planning and organising regular and ad hoc maintenance programmes.

Ideally you will also have:

  • Experience in building fire safety related systems
  • Knowledge of fire codes and relevant building codes 
  • Strong computer literacy with knowledge of Microsoft suite 
  • Good communication and interpersonal skills 
  • Ability to demonstrate project management and co-ordination of workflows
  • The ability to regularly travel with overnight stays where necessary

You will be comfortable working on tight budgets, be pragmatic about identifying best fit solutions and enjoy working as part of a small team where you can use your initiative to get good outcomes.
